The goal is to enable public and private sector clients to unlock the hidden value in existing real estate and urban infrastructure assets by exploring among other things their energy efficiency potential. The hidden value is proved in the achieved financial savings, superior commercial value and environmental gains that originate from the reduction of energy consumption, the greener standard potential, the productivity increase and the facilities modernisation.
In the European market, Green Value Associates (GVA) believes that the type and age of the existing building stock, comprising of public and private buildings, and the city-scale infrastructure, like street lighting, district heating/cooling, energy management, could allow investments with the appropriate risk profile for private sector investments.
Initially, GVA identifies possible energy efficiency improvement measures and calculates the project returns of the capital investment based on the projected energy savings or lower energy related costs. GVA assesses that the energy savings will be sufficient enough to repay the investment within a viable timeframe as well as any monthly debt service costs.
GVA also assists in the implementation of energy efficiency projects (include energy generation and distribution) on a turn-key basis. GVA services include the operations, maintenance and control requirements for the provision of the targeted energy savings. This is provided under an agreement that, in normal circumstances, highlights verifiable, by measurement or estimate, primary energy savings and performance improvements.
The energy efficiency of existing building stock and city-scale infrastructure is achieved by integrating energy management, improving electrical and mechanical fittings and equipment (i.e. lighting, refrigeration, HVAC, water heating) as well as the shell of the building and infrastructure assets. It also includes the installation of renewable energy applications, such as rooftop PVs, cogeneration based district network, ground source heat pumps and centralised solar water heating/cooling.
